The maximum number of guests in
our vacation home is limited by the number of beds in the unit. We require a 3
night minimum for advance registration. Normally we require a week minimum
during high season periods, but check for availability. Weekly reservations
must run from Saturday to Saturday unless special arrangements have been made
by the owners.
SECURITY/DAMAGE DEPOSIT: A deposit is required to confirm all
reservations. We require a $300 deposit, payable by cash, check, cashier's
check, money order or traveler's checks. Due within 10 days
of booking. This deposit (minus $150 for cleaning) is refundable within
two (2) weeks of departure, providing there has been no damage to the home or its
contents. Please report IMMEDIATELY upon check-in any damage in your unit;
otherwise, it may be deducted from security/damage deposit. If damages are in
excess of security deposit, it may be pursued through an attorney. If litigation
ensues, you will be responsible for attorney fees in addition to other damages
recovered by owner. MONTHLY guest deposits will be returned once we receive all
utility bills for the rental period (this could take up to 45 days from departure).
Please make all checks payable to Ann or Larry Robinson, and include two (2)
working telephone
numbers.
Check-in time is after 4:00 p.m. and check-out time is before 10:00
a.m.
CANCELLATION POLICY: Notice must be given within 30 days prior to arrival to
insure a full refund of deposit, if you must cancel or shorten your stay.
Thirty-fifteen days will result in 50% of your deposit being held while less
than 15 days will forfeit the entire amount. MONTHLY RENTALS must cancel at
least ninety (90) days prior to arrival.
CANCELLATIONS OR EARLY DEPARTURES DUE TO INCLEMENT WEATHER and or OTHER
PERSONAL REASONS DOES NOT WARRANT ANY REFUND OF RENT.
All RENTAL PAYMENTS must be paid in full before codes are delivered, a minimum
of 10 days prior to check in. Please make payment in the form of cash,
travelers check, money order, cashier check, or personal check.
A one-time, end of stay cleaning fee is included in the rent collected prior
to check in.
Please bring extra towels for your beach use since we cannot allow
linens or other furnishings to be taken out of the unit.
PETS ARE PERMITTED WITH PRIOR APPROVAL
Rentals of four (4) months or longer during the winter rate period will
be given priority over one, two or three month rentals.
Age Policy, Since our vacation
home caters to the family, we cannot accept reservations for vacationing
students. Thus, young singles (under 25) unaccompanied by a parent will not be
permitted to register, and will be subject to forfeiture of deposit. 1 parent for every 3 under 25. Should the parent not
remain throughout the reservation period, eviction and forfeiture of rents and
deposit paid will result. Any reservation obtained under false pretense will be
subject to forfeiture of deposit and the party will not be permitted to
register.
